Something's wrong — who do you call?
Three situations, three different numbers. Getting this right matters most at two in the morning, so it is worth reading once now.
Do not call us first. Call 911, get out, then let us know once you are safe.
- Fire, smoke, or the smell of something burning
- A gas smell — leave the building first, then call 911 and Atmos Energy
- Any medical emergency
- A break-in, a threat, or a crime in progress
- Downed power lines or a flooded electrical panel
Damage happening right now, or something that makes the unit unsafe or unlivable. Any hour — a real person picks up.
- No heat or air conditioning in extreme weather
- No water, or water you cannot shut off
- Active leak, flooding, or a sewage backup
- No electricity, or an outlet that sparks
- A broken exterior door or window lock
- Locked out of your unit
Routine repairs go through the resident portal. Add photos — it usually saves a trip and gets the right part ordered the first time.
- Dripping faucet or a running toilet
- An appliance that has stopped working
- Light fixtures, outlets, and switches
- Pests
- Anything that can reasonably wait for business hours
Filing online creates a dated record with photos, which protects you as much as it helps us. Use it for anything that is not urgent.
Resident questions
How do I apply?
Every application runs through our online portal. You will need photo ID, proof of income, and rental history. Applications are reviewed in the order received, and we will tell you either way — we do not leave people waiting.
What do you screen for?
Credit, income, rental history, and background. We apply the same criteria to every applicant, every time. If you have something on your record you want to explain up front, tell us — context matters and we would rather hear it from you.
Is there an application fee?
Yes, and it covers the actual cost of running screening. It is disclosed before you start the application, never after.
Do you allow pets?
At many of our properties, yes, with a pet deposit and monthly pet rent. Restrictions vary by building — ask before you sign. Assistance animals are not pets and are never charged a pet fee.
When does pre-leasing start for next August?
Early fall. Starkville leases well ahead of move-in, so if you are targeting an August start you should be looking in September through November, not in the summer.
How do I pay rent?
Through the resident portal — one-time payments or autopay. If you were with us before our September 2026 platform move, your old autopay did not carry over. You will need to set it up again in the new portal.
How do maintenance requests work?
Submit through the resident portal, any hour. Emergencies — no heat, no water, anything actively causing damage — call us directly instead of filing online.
